Sunlit Bay-Nook Victorian Floor Plan

Based on your feedback we’ve updated our plans for one of our most popular small house designs.

This is a compact two-story cottage plan with Victorian flavor and a very efficient small-home layout.

The facade is quaint and crisp. It blends cottage massing with Victorian detailing. A steep front gable, arched windows, a projecting bay, and delicate trim give the front elevation real character. Horizontal lap siding keeps the look tidy and classic. The roof appears to be finished in dark architectural shingles, with a secondary dormer adding shape and a bit of wink. The small covered entry is simple, neat, and properly charming.

These floor plans are draft drawings and are available for download as a printable PDF. Useful for review, markup, and the important business of debating furniture placement with excessive confidence.

The main floor fits within an approximately 602 sq ft. The layout is open through the center. Entry is from the front right into the living room. The kitchen sits at the rear right. The dining area projects into the front bay, which gives this level its nicest little flourish.

  • Living Room: the main central space, open and direct, with access to all primary rooms.
  • Dining Area: located in the bay-front portion of the plan; compact, bright, and full of charm.
  • Kitchen: set along the right side with a simple linear work area and exterior-wall sink.
  • Utility: separate room beside the kitchen for laundry or household storage.
  • Bathroom: placed near the stairs; includes a tub, toilet, and sink.

The upper floor is roughly 420 sq ft overall. The stairs arrive near the rear left. A bathroom sits beside the landing. Most of the floor is devoted to one large bedroom, while the front bay becomes a separate home office area. Dashed lines show the sloped ceiling zones, so the floor has a bit of attic cleverness built in.

  • Bedroom: approximately 300 sq ft; the dominant room on this level.
  • Home Office Area: set in the front bay; a pleasant nook for work, reading, or dramatic staring out the window.
  • Bathroom: positioned beside the stair for convenient access.
  • Stair/Landing: compact arrival point that keeps circulation tight and practical.
