20 Breathtaking Modern Mediterranean Estate Designs Where Grand Becomes Glorious

Last updated on June 27, 2026 · How we make our designs

Check out our modern mediterranean estate models. See how clean stucco, shade, arches, and courtyard pools turn grand Mediterranean estates into places made for lemonade, wet feet, and wind that knows where to go.

We pulled these modern Mediterranean estates from places that already know how to live with sun, old coastal villas, hill towns, vineyard compounds, cloister courts, and dry gardens that never panic in July. Then we cleaned the lines up a bit, because nobody needs a house that looks like it came with a souvenir magnet.

Pay attention to the shade, the arches, the terracotta roofs, the stucco walls, and how the pools and courtyards pull daily life outdoors. The best parts are often quiet ones, a pergola by the dining terrace, a stair tucked into planting, a wall that makes the wind behave.

These designs are grand, sure, but we kept them usable, walkable, and relaxed. Fancy is fine, as long as there is still a good spot for lemonade and wet feet.

The estate takes its cues from old coastal villas, with white stucco walls, a layered clay roof and black arched windows that keep the whole place feeling calm but not sleepy. Those deep overhangs and covered terraces matter because Mediterranean living is best when you can duck into shade without making a big production of it.

Around the home, the pool terrace, garden paths and timber pergola stretch the design outdoors in a very easy way. The layout feels formal from above, but the planting softens it up nicely, like the house remembered to relax a bit.

Set into the slope, this estate takes its cues from old coastal villages where homes grow with the hillside instead of bossing it around. Cream stucco walls, terracotta roof tiles, and arched openings keep the mood warm and familiar, with just enough polish to make the neighbors peek over the hedge.

The stepped stone terraces are more than pretty edges, they organize gardens, stairs, lounging decks, and that long pool without making the site feel crowded. A pergola dining area and layered balconies pull daily life outside, because with a view like this, staying indoors would be a questionable life choice.

Cloister Pool Estate

The estate wraps around a calm inner court, with white stucco walls, deep arches, and a terracotta roof that gives it that old coastal village feeling without going full postcard. We took cues from Mediterranean cloisters and garden houses, then tightened the lines so it feels modern and not like someone raided a souvenir shop.

The long pool, slim water channel, pergolas, and raised planters set up outdoor rooms that actually make sense for daily life, coffee here, lazy swim there. Those shaded arcades matter because they soften the edges of the house and make the courtyard comfortable, which is very useful when the sun gets a bit too proud of itself.

This estate pairs limewashed walls with a terracotta roof, black framed windows, and a long arched loggia that keeps the pool terrace calm and shaded. The idea came from old seaside farmhouses, then we cleaned up the lines so it feels current, not like it borrowed its outfit from a postcard.

Stone chimneys bookend the house, while the carved timber entry and roof stair add just enough craft to make the arrival memorable. Agave, rosemary, and bougainvillea soften the edges, and the layered garden paths give the whole place a resort mood without getting too fancy about it.

Saguaro Veranda Compound

The estate mixes a pitched terracotta roof with flat roof terraces, so it feels part Mediterranean villa and part desert hideout. Those tall arches and woven screens borrow from old coastal houses, giving shade and privacy without making the rooms feel shut in.

Around it, low walls carve the sand into gardens with cactus, agave, and small olive trees that look right at home. The pool and timber pergola sit just beyond the planted court, which is basically the grown up version of finding the best seat under the umbrella.

This hillside estate steps down the coast with stone retaining walls, crisp white volumes, arched openings, and tiled pavilion roofs that feel very old world without getting stuck there. We shaped it around the contours, so the terraces, gardens, and balconies feel tucked into the land instead of perched on top like they missed the memo.

The design takes cues from Mediterranean hill towns and coastal watchtowers, with enclosed garden courts giving privacy and wind protection where it matters. Two pools sit at different levels, one close to the main living terrace and one lower in the landscape, because one great swim spot is nice but two is just being sensible.

This estate wraps around a tiled courtyard, with arched timber doors, creamy stucco walls, and a small fountain set right where everyone will pretend they are just passing through. The plan borrows from Mediterranean courtyard houses, where rooms face inward for privacy and the garden feels like part of daily life.

Up top, the timber pergola gives the flat roof a useful shaded perch, while thick parapets make the building feel calm and grounded. Cypress, clipped hedges, citrus beds, and the simple pool keep the landscape tidy but not fussy, because even a fancy estate should know where to put the lemonade.

Draftline Olive Pool Residence

The plan pairs crisp white volumes with a low clay tile roof, then slips a timber pergola between them so the entry feels relaxed rather than grand. It borrows from old Mediterranean farm compounds, where shade, gardens, and water were not decoration, they were survival with better sandals.

Black framed doors open the main rooms toward the long pool, while the olive grove and lavender beds soften all that clean geometry. The sketch lines around the estate matter too, they show how the house is meant to grow from paths, patios, and planting instead of sitting there like a fancy box.

The white stucco walls and layered clay tile roofs give this estate that old coastal village feel, just cleaned up with crisp black steel windows. Arched openings soften the blocky massing, and they make the big rooms feel gracious without getting too fancy about it.

A raised stone terrace wraps the narrow pool, with glass rails keeping the view open across the planted grounds and stream garden below. We pulled from Mediterranean hill towns and dry climate gardens, so the pergola, cacti, olives, and gravel paths keep outdoor living easy and not too thirsty, which the plants probably appreciate.

Glasshouse Orchard Arcadia

The plan spreads out like a small hillside village, with cream stucco walls, terracotta roofs, and arched walks tying each wing together. It was inspired by old Mediterranean farm compounds, where the best route to dinner usually passes a garden, a courtyard, and maybe three cypress trees.

The long pool, olive grove, raised beds, and glasshouse make the grounds feel useful as well as beautiful. Stone terraces and shaded pergolas give every outdoor room a clear purpose, because nobody needs a patio that just stands there looking expensive.

Sage Shuttered Hillstead

Pale sage walls wrap the estate in a softer Mediterranean mood, while the terracotta roof keeps one foot in tradition. The arched openings, wood shutters, and stone base were inspired by old coastal farmhouses that somehow always look relaxed, even when they are very clearly showing off.

Flat roof terraces give the home a modern edge and make space for quiet outdoor moments above the garden. Pergolas frame the patios with just enough shade for long lunches, because nobody needs their salad getting a sunburn.

Parterre Fountain Pool Palazzo

The plan borrows from old Italian garden villas and a little Andalusian swagger, with a terracotta roof stepping over pale stucco walls, arched doors, and slim iron balconies. Those tiled accent panels beside the tall openings are not just pretty stickers, though they do look like the house dressed up for dinner.

Out front, clipped hedges and gridded paths turn the garden into a calm series of outdoor rooms, leading from fountain court to the long pool without anyone needing a map. The side arcade and pergola add shade where it matters, while the boundary walls keep the estate tucked in, private, and nicely unbothered by the outside world.

Switchback Limestone Roofscape Retreat

The design steps down the hillside in calm stucco volumes, with limestone retaining walls making each terrace feel settled into the slope. We borrowed from old island villages where paths, stairs, and courtyards appear one after another, so arriving here feels like a small wander, not a grand parade.

Arched loggias frame the courtyard and give shade where it matters, while the flat roofs become casual lounges for morning coffee or the occasional very serious nap. The pool, planted edges, timber shutters, and clay tile roof patch soften all the clean geometry, because even a crisp villa needs a few relaxed corners.

Cypress Fountain Motorcourt Villa

Terracotta roofs and white stucco walls give this estate that classic Mediterranean warmth, with a central tower and arched entry court adding just enough formality. The round motor court and small fountain set up a graceful arrival, because apparently even parking can have manners.

Out back, the pergola, clipped hedges, desert planting, and rectangular pool create a calm garden sequence inspired by old coastal villas and dry climate courtyards. Every path feels planned without feeling stiff, which is the sweet spot for a home this grand.

This long Mediterranean estate pairs creamy stucco walls with black arched openings, then softens the line with timber shutters and a warm clay tile wing. The flat roof volumes keep it modern, while the tiled section gives a little old world wink, because even a serious house can smile.

A slim water run and broad pool trace the garden side, pulling the rooms toward the outdoors without making the landscape feel fussy. Cypress and olive planting frame the walkways, inspired by coastal villas where shade, scent, and easy movement matter just as much as the pretty facade.

Herb Spiral Tile Farmstead

Terracotta roofs gather around arched steel doors, shuttered windows, and pale stucco walls, giving the estate that relaxed Mediterranean farmhouse feel without getting too precious about it. The plan was inspired by old olive farms, with the house set between ordered groves, a kitchen garden, and a little herb spiral because yes, even basil deserves a nice address.

The pergola dining terrace sits just off the main rooms so outdoor meals feel like the default setting, shaded by vines that soften the rooflines and make lunch stretch longer than planned. Beyond it, stepped planting beds lead down to the pool, while the walled motor court and narrow garden paths keep the whole property organized in a calm, very walkable way.

White stucco volumes gather around a raised pool, with arched doors softening the clean modern lines. The terracotta roof keeps one wing feeling rooted in Mediterranean tradition, while the flat roof sections make the whole place feel current, not like it raided a movie set.

The plan was inspired by old resort compounds where water, shade, and garden paths make daily life feel a little slower. We used the black pergola frames, stone entry walls, and cabana court to give each outdoor zone its own mood, so guests can wander without needing a map or a whistle.

Copper Gutter Hill Casa

This hillside casa takes its cues from old Mediterranean farmhouses, then cleans up the lines so it feels fresh without getting too precious. The terracotta roof, white stucco walls, arched openings, and slim copper gutters give it that familiar warmth, like it has been here longer than the driveway.

The terraces are doing a lot, quietly of course, because no one wants a heroic climb before coffee. Low garden walls, clipped planting beds, olive trees, broad steps, and the pool all settle the estate into the slope while making every outdoor space feel easy to use.

Lanternlit Loggia Grove Estate

The villa gathers its cream stucco walls, dark tile roof, and arched windows around a broad terrace that feels borrowed from old coastal towns, then cleaned up for modern living. We let the loggia sit right off the pool so dinners can spill outside easily, because nobody likes carrying plates through a maze.

Cypress trees, olive planting, and timber pergolas give the grounds that slow Mediterranean feel without making it too precious. The stepped pools and stone terraces help organize the slope, while the warm lantern glow keeps the whole place feeling relaxed, not like it is trying too much.
