The Glass Lantern Cottage Design

This is a 3,440 sq ft two-story house plan with 5 bedrooms, 3.5 bathrooms, and a layout that mixes formal gathering space with practical daily-use rooms. The main floor gives the master suite a full wing, while the upper floor loads in four more bedrooms for a busy household.

The facade leans into modern English cottage character. Brick masonry defines the main exterior, paired with dark trim and tall black-framed windows for a crisp, tailored look. A prominent chimney adds vertical punch. The sunroom reads like a glass conservatory, which is a very classy way of saying “lots of lovely windows.” The main roof is a steep dark shingle gable, and the sunroom carries a lower metal roof.

These floor plan drafts show the layout in clear, usable form. They are available for download as a printable PDF, ideal for review, markup, or the noble sport of debating furniture placement.

The main floor spans 1,800 sq ft. It is arranged around a large central hall, with the private master suite on one side and the public living spaces on the other. Service rooms sit near the rear portion of the plan, and the sunroom extends off the living area.

  • Hall: 260 sq ft
  • Living Room: 400 sq ft
  • Kitchen: 136 sq ft
  • Dining Room: 200 sq ft
  • Utility: 63 sq ft
  • Bathroom 1: 82 sq ft
  • Master Bedroom: 320 sq ft
  • Sunroom: 160 sq ft
  • Pantry: 24 sq ft
  • Closets and stair: shown on the plan; area not provided

The room sizes are generous here. The 400 sq ft living room is the clear social anchor. The 320 sq ft master bedroom is equally roomy. The 160 sq ft sunroom adds a bright bonus space without trying too hard.

The upper floor covers 1,640 sq ft. It is organized by a broad central hallway with the stair landing at the core. Bedrooms are split across both sides, and two open-to-below areas keep the middle from feeling boxed in. Nicely done. Nobody wants an upstairs that feels like a tunnel.

  • Hallway: 324 sq ft
  • Guest Bedroom: 320 sq ft
  • Bedroom 3: 161 sq ft
  • Bedroom 4: 160 sq ft
  • Bedroom 5: 250 sq ft
  • Bathroom 2: 72 sq ft
  • Bathroom 3: 63 sq ft
  • Pwdr: 45 sq ft
  • Closets, stair, and open-to-below areas: shown on the plan; area not provided

The upper floor is bedroom-heavy in a good way. The 320 sq ft guest bedroom and 250 sq ft Bedroom 5 are especially comfortable. Bedroom 3 and Bedroom 4 are nearly equal in size, which keeps things fair and reduces future household diplomacy.
