This design is a compact, urban-friendly two-story family home laid out on a clean 40′ x 40′ footprint per level, tuned for everyday comfort with a hint of drama at the entry.
The façade leans modern-classic. Clean white wall planes, deep shadow lines, and flat roof edges frame large black metal windows. A strong central volume projects forward, carrying an elegant arched entry that shelters the front door. Simple banding and crisp trim replace ornament, while the tall stacked windows suggest high ceilings and generous light. The overall effect is calm, tailored, and quietly confident.
These drawings are floor plan drafts prepared for review and fine-tuning. They are available as downloadable, printable PDF sheets, ready for sketching notes, furniture ideas, and the occasional coffee stain of inspiration.

Main Floor – 40′ x 40′ (Approx. 1,600 sq ft)


The main floor is arranged for daily living and easy entertaining. Public spaces run along the left and rear, while service areas and a guest suite line the right side. Circulation is simple: entry to stairs to rear terrace, with no maze-like surprises.
- Entryway: Central front entry leads into a defined foyer, buffering the living room from door swings and deliveries.
- Living Room: Front-left corner; a broad, open space ideal for a generous seating arrangement and media wall.
- Kitchen: Rear-left, in an efficient L-shaped configuration with sink at the rear wall and ample counter length.
- Dining Room: Center-rear, directly between kitchen and terrace; perfect for stretching a long table when the guest list mysteriously doubles.
- Rear Terrace: Full-width outdoor zone across the back of the 40′ façade; sliding or French doors extend the dining and kitchen outdoors.
- Bedroom (Guest / Flex): Right-rear bedroom off the hall; ideal for guests, aging in place, or a stealthy home office.
- Full Bathroom: Adjacent to the main-floor bedroom, with tub/shower, toilet, and vanity for true guest-suite comfort.
- Powder Room: Compact half bath off the central hall, strategically placed for visitors who do not need a full tour of the house.
- Laundry Room: Right side, with side-door access and space for side-by-side machines and storage.
- Utility Room: Next to laundry; houses mechanical systems and extra storage for everything that doesn’t belong in pretty cabinets.
- Stairs: Centrally located near the entry, providing direct vertical circulation and minimizing wasted hallway area.
- Hall: Connects bedroom, baths, laundry, and rear living areas in a straightforward spine.
Upper Floor – 40′ x 40′ (Approx. 1,600 sq ft)


The upper level is fully dedicated to sleeping and bathing. Four bedrooms frame a compact central hall and stair, turning the 40′ x 40′ square into a quiet, efficient sleeping loft for a busy household.
- Primary Bedroom: Front-left suite spanning the façade, with wide doors opening to a Juliet balcony for fresh air and dramatic curtain moments.
- Ensuite Bathroom: Directly behind the primary bedroom; includes shower, toilet, and vanity, giving the owners their own private morning traffic lane.
- Bedroom 2: Front-right bedroom, sized well for a double bed or a serious home office with room for bookshelves.
- Bedroom 3: Center-left bedroom, sharing a wall with the ensuite; ideal as a nursery or cozy study.
- Bedroom 4: Rear-right bedroom, looking over the backyard; good candidate for the lucky teenager or long-term guest.
- Shared Bathroom: Right-center bath with tub/shower, toilet, and vanity, serving Bedrooms 2–4 without too many morning queue arguments.
- Hall: Compact circulation zone tying all four bedrooms and the shared bath to the stair.
- Stairs: Rise from the main level to a central landing, making every bedroom only a few steps away—convenient for late-night snack runs.
- Juliet Balcony: Slim front projection off the primary bedroom, visually linking the upper façade to the entry below and offering a safe place to contemplate the day without actually going outside.
