This compact cottage design delivers 324 sq ft across two floors, with a smart main level and a cozy loft above. It is small, tidy, and surprisingly capable. No wasted corners. Very little drama. The good kind.
The exterior has a barn-inspired cottage character with a steep gambrel roof and crisp white trim. Vertical board-and-batten siding gives the facade strong lines, with a darker upper gable and lighter lower walls for contrast. The black shingle roofing, dormer window, shutters, glazed doors, and timber porch posts create a polished farmhouse look with a playful tiny-home spirit.

Main Floor
The main floor measures 13 ft by 17 ft and provides 221 sq ft of interior area. The layout is direct and efficient. Entry is placed near the dining zone, with the living room to one side and the kitchen tucked along the rear wall.
The stair is pushed to the side, keeping the main living area open. Smart move. The bathroom sits near the stair, which keeps plumbing compact and avoids stealing prime living space. Kitchen storage is handled through the cabinet run, while the open living and dining area keeps the plan flexible instead of furniture-hostile.
The porch adds a generous outdoor transition space at 102 sq ft. It works as a practical buffer before entering the home and gives the compact footprint a much larger daily feel.

Loft
The loft measures 13 ft by 17 ft and provides 103 sq ft of upper-level area. It is arranged as a private sleeping level with a reading nook set beside the bedroom zone. Simple. Calm. A good spot to hide from laundry.
The bedroom occupies the main usable portion of the loft, while the reading nook adds a small bonus area without complicating the plan. A closet is positioned near the stair, giving the loft proper storage and keeping the sleeping area cleaner. The open-to-below portion also helps the compact home feel taller and less boxed-in.
